3 Things to Expect When You Get a Roofing Estimate

Getting a new roof is a big investment for your Tucson, AZ, home. When you call a roofing contractor for an estimate, you should get more than a price on a piece of paper. Here are three things you should expect to receive when getting a roofing estimate.

Inspection Results

A trustworthy roofing contractor performs a thorough inspection of your roof before writing an estimate. Their findings should be reported in detail on the estimate you receive. The inspector should describe types of visible damage, amount of wear and tear, locations of damage, estimated age of the roof, signs of pest damage, chimney and vent condition and the condition of the attic side of the roofing system.

Explanation of Work to Be Done

The estimate you receive for a roof installation should include all of the work that needs to be done. While some issues may be unforeseen, such as rotted decking hidden by shingles and underlayment, the estimate should include all of the work the roofers would do. Depending on your home, this might be tear-off of the old shingles or tiles, addition of a radiant barrier, installation of additional vents and replacement of flashing. Clean up of the work site should also be listed on your estimate.

Costs of Materials and Labor

An honest roofing contractor lists the costs of the work permit, materials and labor for your roof installation. The materials section should be broken down into the insulation, underlayment, any sheets of decking that need to be replaced, coatings or barriers and the shingles, tile or metal you’ve chosen. The labor costs should include the costs of removing the old roofing materials, disposal of the old materials and installation of the new roofing materials, explains Angie’s List. Because materials prices may change, your estimate could have a time limit of 30 days.
